NSW Fair Trading is encouraging residents and strata owners to use its new Strata Building Health Check—an online tool designed to help identify and manage essential repairs and maintenance of common property.
The Health Check supports lot owners and strata committees in assessing how well their owners corporation is meeting legal responsibilities. It includes guidance on raising repair requests, planning future maintenance, and ensuring buildings are properly insured through regular valuations.
Owners corporations are legally responsible for maintaining common property. Delays in repairs can lead to increased costs and risks, including higher insurance premiums and emergency repairs.
The checklist also reminds schemes to review their 10-year capital works fund plan every five years, ensuring funding is in place for major future expenses.
In 2024, NSW Fair Trading received over 500 strata-related complaints—22% linked to maintenance issues. Strata Commissioner Angus Abadee stressed the importance of timely repairs to reduce risks and protect individual lots.
